10 . ANTHONY CONFRONTS DAVE OVER AMBER’S HOUSE

Shadows on the Estate

The wrought-iron gates of Amber Vance’s historic estate usually stood as a silent, peaceful boundary between her sanctuary and the bustling city outside. Tonight, however, the air around the property was thick with tension.

Anthony Sterling stood on the cobblestone driveway, his fists clenched deep inside the pockets of his heavy wool coat. His jaw was set like granite. He hadn’t planned on coming here tonight, but when his corporate intelligence team flagged an unexpected property transfer involving Amber’s ancestral home—and one name, Dave Miller, attached to the deed—all the carefully built restraint he had maintained since their breakup shattered.

Dave Miller. The ambitious real estate developer known for buying up historical landmarks just to bulldoze them for luxury high-rises. The man who had been circling Amber’s professional circle for months, waiting for a moment of vulnerability.

Before Anthony could stride up the front steps, the mahogany double doors swung open. Dave stepped out into the porch light, holding a glass of scotch, looking entirely too comfortable for someone trespassing on a broken heart's legacy.

The Clash on the Porch

"Sterling," Dave greeted smoothly, a smug smile playing at the corners of his mouth. "I heard you were in the neighborhood. Though, technically speaking, you don't really have a reason to be here anymore, do you?"

Anthony didn't waste time with pleasantries. He crossed the distance between them in three long strides, stopping just inches from Dave. The temperature seemed to drop ten degrees.

"Careful, Dave," Anthony’s voice was a low, dangerous rumble. "You're standing on ground you have no right to touch."

Dave chuckled, taking a slow sip of his drink. "Business is business, Anthony. Amber needed liquidity. The restoration project in Florence isn't cheap, and properties like this cost a fortune to maintain. She signed the preliminary papers this morning. It’s a done deal."

Hearing those words hit Anthony harder than any physical blow. Amber had never mentioned financial strain. But then, pride was her armor—just as control was his. She would rather sell her most cherished family heritage than ask him for help, especially after they had parted ways.

"You manipulated her," Anthony accused, his eyes narrowing. "You knew she was vulnerable, and you swooped in like a vulture while she was packing her bags for Italy."

"I made a legitimate, high-market offer," Dave retorted, losing his smirk as Anthony’s intense gaze bore into him. "She accepted. If you're so heartbroken over her, maybe you should have checked on her finances instead of brooding in your penthouse."

The Breaking Point

The accusation hung in the crisp night air, a sharp reminder of Anthony's own rigid distance. For a second, Anthony raised his hand, his knuckles white as he gripped Dave by the lapel of his tailored jacket, slamming him gently against the porch pillar. The glass of scotch slipped from Dave's hand, shattering harmlessly against the stone steps.

Dave’s bravado vanished instantly, replaced by genuine panic as he looked into Anthony's eyes—eyes that held the terrifying focus of a man who had nothing left to lose.

"Listen to me very carefully," Anthony whispered, each word clipped and deliberate. "You are going to tear up those preliminary papers by sunrise. Every last copy. If I find out you legally touched a single brick of this estate, I will dismantle your entire development portfolio before the stock market opens on Monday. Am I understood?"

Dave swallowed hard, his breathing shallow. He knew Anthony Sterling’s reputation; when the billionaire backed someone into a corner, he didn't just win—he obliterated the competition.

"Fine," Dave choked out, his voice shaking. "The deal... the deal is off. I'll call my legal team in the morning."

Anthony shoved him back, straightening his own jacket with cold precision. "Not tomorrow. Tonight. You’re going to call them now, while I watch."

A Quiet Resolution

Fifteen minutes later, phone calls had been made, digital signatures revoked, and Dave scurried down the driveway toward his waiting car like a man escaping a sinking ship.

Left alone in the quiet shadows of the porch, Anthony exhaled a long, shuddering breath. He looked up at the second-story window—Amber’s old studio. The light inside was off, dark and empty.

He hadn't saved their relationship tonight, and he hadn't won Amber back. But as he walked slowly back to his car, knowing her family home was safe from the vultures, he realized some battles weren't about possession. Sometimes, love meant protecting what belonged to someone else, even from a distance.
